Mortgage Valuations

A mortgage valuation is a limited check that mortgage providers carry out on a property.

Its central objective is to provide an opinion of the price a property might achieve if it were sold, or estimated rental income were it to be let.

Unlike surveys, mortgage valuations do not focus on condition or constructional issues and due to the limited scope of the inspection, there may be substantial defects in the property that the valuation will not identify. Therefore these should not be relied on to ascertain the condition of a property. and should not be interpreted as, or used instead of, a survey report.

A Private Valuation can also be carried out if no mortgage is required but an owner or prospective property owner wishes to establish an accurate value of a property.
